Cash-strapped reality TV (former) stars Spencer Pratt and Heidi Montag are living in one of his mother's beach homes because they have serious money problems, Radar Online has exclusively learned.

Radar Online revealed how the couple made a mess of their $5 million Malibu rental home after they planted trees without permission and allowed their dogs to pee on the carpets, infuriating the property's owner.

But according to a source close to the couple, the real reason that they left the house was because they could no longer afford the $20,000-a-month rent.

"The truth is that they are cash-strapped right now and their only real form of income these days is from set-up paparazzi photographs," the insider said.

"But the U.S. magazines are not really that interested in them anymore and they are becoming increasingly difficult to deal with.

"A lot of the editors know that the recent split story was a complete sham and they realize that there readers can see through it all now too.

"Spencer thought the shaving off his beard stunt would make a lot of money but he kind of blew it by releasing footage of him shearing it on YouTube.

"Heidi believes that they should be getting paid a lot more money and she has become really demanding now too," the source said.

"The reality is that they earned a lot of money but did not invest it wisely, spent way too much, and now they are in trouble."

Spencer in particular has real problems managing his cash and has spent a fortune on expensive cars like a Porsche Cayenne SUV, a 1968 Camaro and a customized pick-up truck.

He recently admitted to spending $500,000 on energy crystals saying, "I am so addicted to crystals, it's like a sickness."

Spencer confessed, "I've spent $500,000 on crystals this year. I checked my bank account last night, and I have $203 left. There's a whole science to this. I'm not crazy."

When Radar Online contacted Spencer Pratt about his and Heidi's financial plight he made light of the situation.

"Broke? I've been wisely investing in a substantial and diverse portfolio of film projects like Tower 69: Beach Patrol and buried pirate treasure. True, I might've lost my pirate map, but my broker's working on that. If you find it make sure you send it back to me. It's got a curse on it!"

Radar Online has learned exclusively that the house that Heidi Montag and Spencer Pratt were living together in this summer was left in shambles. The house in question is a Malibu beach rental currently on sale for $5.5.million. Its monthly rental price is listed at $20,000.

"Heidi and Spencer made some very expensive upgrades to the house, without the owner’s permission,” a source close to the situation told Radar Online. “Wanting to keep prying eyes away, they planted 20 foot tall trees along the front of the house against the wall. They also took it upon themselves to change the pool from chlorine to salt water which was very, very expensive."

The couple recently moved out and told people close to them that they were “were relocating to Costa Rica together" the source said. Now, the owner of the home is working to clean up the mess they left behind.

"Heidi and Spencer fired the gardener that the owner had in place when they moved in. They did so because they have four small dogs and they complained that the gardener was leaving the gate open and letting them out so they brought in their own gardener,” the source added. “The gardner they brought in didn't do as good a job as the previous one and the grounds are having to be brought back to how lush and beautiful they were prior to Heidi and Spencer moving in."

Heidi and Spencer were required to "put down a much bigger security deposit because they have four dogs. The dogs peed on a $15,000 carpet and Heidi and Spencer threw it out without telling the owner." Spencer, not Heidi, was “very, very interested” in purchasing the house according to the source. “Spencer really loved the house but all of a sudden the owner was notified that they were moving to Costa Rica."

Another source added that the couple is indeed going strong. “Yes, they are living back together again. He is delighted that she is giving their relationship another chance.” Heidi recently told the AP that, for now, their divorce is on hold: "As far as I'm concerned the last thing in the world after everything we have just been through is to go through with this divorce. But we are just taking life second by second."

Heidi even enjoyed a lobster and fish dinner with champagne on the Santa Barbara pier, and was spotted kissing Spencer as a symbol that they might actually be back together.

This comes after Montag told press, "As far as I'm concerned the last thing in the world after everything we have just been through is to go through with this divorce. But we are just taking life second by second."

Breast Cancer Charity Has Issues with Speidi Filed under ( Avon, Avon Walk For Breast Cancer, Heidi Montag, Spencer Pratt )

The people behind the Avon Walk for Breast Cancer are distancing themselves from Heidi and Spencer ... claiming the reality duo did not "officially" participate in Sunday's event -- even though Heidi posed for several photos in official Avon gear.

A rep for the organization tells us, "While Heidi and Spencer did not officially participate in the Avon Walk and were not there in any official capacity, we do appreciate their support of the cause and the event."

Avon also notes that Fergie from the Black Eyed Peas was the official Special Ambassador for the event.

Sources at the race tell us Heidi and Spencer did not walk the course ... but merely showed up for a short while, took photos -- and then left.

As for the couple -- Spencer's rep tells us, "Having lost a mutual friend to Breast Cancer, neither Heidi or Spencer would've missed the event. It's a cause they both care deeply about."

So far, it's unclear if Speidi donated or raised money for the cause.

UPDATE: Sooo ... Spencer contacted us with more details. He claims he and Heidi, "Accidentally happened upon the event, and immediately asked how we could participate. We would've loved to walk, but unfortunately Heidi's surgeries prevented that." Instead, Spencer says they bought "gear" to donate to the cause.

Spencer also corrected his rep's statement -- saying it's not a friend who had breast cancer ... he says, "My nana is in the hospital battling cancer right now -- so it's a cause that's extremely personal to me." Spencer says it's offensive for anyone to suggest this was just a "photo opportunity."

We're not vouching for Spencer Pratt, but his people tell TMZ Spencer was busted at an airport in Costa Rica for illegal possession of a firearm.

As the story goes ... Spencer was on his way out of the country when he was busted for felony possession. We're told he was booked and processed at a local jail and later released after turning over the weapons and signing a confession with the DA. Yes, we're skeptical, too.

So far, we haven't been able to confirm any of this. But we do have this bizarre statement from Spencer himself:

"As part of my spiritual cleansing I've spent the last week living alone in the jungle, reflecting on my past transgressions, and working to become a better person. I had to live off the land, and hunt to survive. As I departed the country this morning to continue my spiritual journey, I mistakenly brought my hunting weapons to the airport. It was an honest mistake, and they sent me on my way. On an unrelated note, I'm not allowed in the country anymore -- but that's because of the chicken incident."

UPDATE: As it turns out, Spencer Pratt was in fact arrested in Costa Rica yesterday. He was cited and released.

We've gotten our look at an arresting document from Costa Rica -- and even though it's in Spanish, it does have his name on it and includes words like "guilty," "charged" and "prosecution."

Heidi's name is in there to, listed as his spouse.

Spencer Pratt and Heidi Montag are each separately talking about permanently moving to Costa Rica. Do we smell a rat yet?

Sources directly connected with Spencer tell TMZ ... he wants to move to Costa Rica for two reasons -- it's a lot cheaper than L.A., and he would be closer to Heidi and possibly salvage his marriage.

Of course, reason #2 assumes Heidi is also moving to Costa Rica. So we checked with sources in direct contact with her, and they're now telling us Heidi is indeed noodling on the idea of living in the Republica de Costa Rica.

So the question -- Is this whole divorce thing a pile? Heidi's friends are kinda hedging, saying she loves Spencer but doesn't know how to deal with all the problems.

No word on how Costa Rica feels about this.

He quickly earned the title of the guy you love to hate on The Hills, but has this reality TV villain turned over a new leaf?

Spencer Pratt on Wednesday issued a long apology to the woman he's divorcing, Heidi Montag, saying he's planning "intense soul-searching" and pursuing "appropriate avenues for my issues."

"Divorce can be a trying, draining, and emotionally devastating experience for all involved," Pratt, 27, tells PEOPLE. "Despite these hardships, most individuals manage to conduct themselves with dignity and maturity. I did not – I failed spectacularly."

Addressing his actions toward Montag, 23, he says, "I horribly embarrassed the one person that meant the world to me. For my outrageous and infantile behavior, I offer Heidi my most sincere apologies."

He didn't specify what actions, but Pratt has been threatening to release a sex tape involving Montag, launched rants against her on Twitter and has been relentlessly pursuing her in Costa Rica.

"Over the years, her love, support, and friendship were always given, but never properly cherished. I let her down," he says. "She never deserved the pain and anguish I put her through, and although I don't expect it, I hope in time she'll be able to forgive me."

He adds, "Even though our relationship has changed, I will always count her among my best friends."

As the will-they-or-won't-they divorce speculation intensifies, Heidi Montag has chosen to 'drown her sorrows' in the warm waters of Costa Rica.

Radar Online busted the reality television star at her secluded beach resort, where she is still holidaying, on Tuesday.

Heidi peeled down to her lace bikini for our cameras, drank cocktails and even puckered up to her beloved pooch while in the pool.

This time, there was no sign of the bandage on Heidi's nose, which she revealed is used to protect her face after rhinoplasty surgery.

Heidi's husband Spencer Pratt didn't make an appearance. However, he has been staying in Costa Rica with her.

In the meantime, the former Hills star continues to show off the full result of her ten cosmetic surgeries, although her new beach body isn't all that comfortable, as she revealed.

Heidi took to Twitter to complain she is being forced to massage her G-cup assets to keep them soft.

She also wrote, "Warning: to anyone who is thinking about getting their ears pinned, I learned after the fact it is the most painful surgery a person can get."

Playmate Karissa Shannon is about to be celebdom's next sex tape debutante -- that is if Vivid Entertainment honcho Steve Hirsch gets to release the homemade XXX flick he calls "extremely erotic."

Hirsch tells TMZ he actually laid eyes on the tape which co-stars Karissa's boyfriend, "Smallville" actor Sam Jones III. Hirsch says it was sent to him from "a reputable third party" and that he'd "love to be able to release it."

The XXX footage in question sounds a lot like the sex tape Karissa claims Spencer Pratt stole from her house -- which, as we first reported, she's threatening to sue him over if he doesn't return it.

Vivid's chief isn't divulging who dropped the tape in his lap, but does say he's "very impressed with the quality and content" -- which sounds like executive speak for ... it's smoking hot!

But before you scour the internet for clips -- we spoke to Jones who said, "I understand that the guy from Vivid saw footage with Karissa and I in it. We have spoken to our legal team and they will be dealing with this ASAP."

Another day, another Speidi sex tape scandal.

Playboy model Karissa Shannon is threatening to sue Spencer Pratt, who is allegedly in possession of a sex tape featuring Shannon and her boyfriend, Sam Jones.

Shannon's laywer Hayes F. Michel fired off a letter to the Hills villain Thursday, requesting that he return the footage that "was taken from her possession" and "contains private materials," TMZ reports.

"It had been reported in the press that you were attempting to publish, distribute, sell, license or otherwise exploit filmed footage of Ms. Shannon. According to press reports, you are no longer threatening to do that. This decision is wise," Michel wrote. "Were you to follow through with your initial threat, Ms. Shannon would file a lawsuit to enjoin the sale and/or distribution and seek monetary damages from you."

Michel requests that Pratt, 26, contact him immediately to make arrangements to return all copies of the tapes. Additionally, Pratt is being asked to provide written acknowledgment that he will no longer attempt to "publish, distribute, sell, license or otherwise exploit the footage." Finally, Michel is asking for a list of people and/or companies who have seen or received the tapes.

Last week, a source confirmed to Us Magazine that sex tapes starring Shannon and Pratt's ex Heidi Montag do exist, though they may be kept under wraps -- for now.

"There's more than one. But that doesn't mean they'll ever see the light of day, despite Pratt's threats," a source told Us. "This is all a PR stunt, They will never really sell unless they get desperate."

So much for Heidi and Spencer in XXX ... TMZ has learned the estranged couple has officially cut off negotiations with Vivid Entertainment honcho Steven Hirsch ... telling him they're no longer interested.

Sources close to the couple tell us Spencer's rep shot a letter to Hirsch explaining, "Heidi's made it very clear that she is not interested in releasing any tapes" ... adding, "It looks like she pulled the kill switch."

The letter also explains, "Spencer's not interested in further destroying their relationship by pursuing an avenue she's so vehemently against."

Spencer's rep also told Hirsch that Pratt "thought $5 million would be enough to convince her, but now [Heidi] is saying she'll bring out the legal team if he persists."

As we first reported, the Pratts are asking for at least $5,000,000 for their library of footage. Hirsch says he asked Pratt to send him some kind of preview because he doesn't want to be part of any publicity stunt. So far, he hasn't seen a frame.

Looks like we'll find out soon if Spencer is bluffing ... or if he really has Heidi's pair.

From the video of Spencer and Heidi Montag in Costa Rica, to Spencer shopping a sex tape of Heidi, to Heidi sobbing hysterically over the sex tape she doesn’t want released, there is plenty of plot to their story line.

The thing is, it’s all a scam.

First Lie: Spencer is blackmailing Heidi so he can release a sex tape of her.

Multiple legal experts have confirmed to Radar Online that all parties involved in a sex tape MUST consent to the release or else it is a slam-dunk lawsuit for the party that didn’t consent. If the tape is released, the party who hasn’t agreed can sue for invasion of privacy and a host of other legal issues. And they are nearly guaranteed of a huge court victory.

That’s the dirty little secret with celebrity sex tapes – the celebrity has to agree to its release and they always profit off the sales. Paris Hilton still gets a cut of her tape’s profits as does Kendra Wilkinson. Kim Kardashian settled for $5 million after dropping her lawsuit.

So without Heidi’s consent Spencer can’t release the tapes.

Second Lie: Heidi and Spencer have been staying apart.

As Radar Online exclusively reported, Heidi, Spencer and Cougar Zank have been living in the same house in Malibu all summer. Also, the separation and then divorce papers that Heidi filed didn’t even have the same wedding date on them.

Third Lie: Heidi is hiding out because she wanted to stay out of the limelight to focus on other things, like her movie career.

Radar Online has learned exclusively that the reason Heidi has been hidden in the past months is because she has been advised that photos sales of her would garner more income if the market wasn’t saturated with images of her.

Radar Online has also learned that there will soon be a barrage of Heidi photos to capitalize on the current attention focused on her and Spencer as their relationship dramas take another turn.

Steven Hirsch, the president of Vivid Entertainment, confirms to X17online that he will be traveling to Costa Rica for a meeting with Spencer to discuss financial for distribution of the tape.

Spencer has joked about the tape through several Twitter messages.

Saturday night, Hirsch spoke to X17online about the sex tape saying:

"The potential for the Heidi tape would be through the roof... We bring them out to the marketplace, but after that it's up to the star and the things that they do after the tape is released that really tells the story just how well they do."

Karissa Shannon, a former Playboy playmate, has confirmed to X17online that a raunchy tape does exist featuring she and Heidi Montag, but Shannon doubts Spencer has it. Various online reports claim that Spencer has thrown out $5 million as a potential offer for the XXX material he currently possesses. Question is ... would you want to watch?
